Green Building Score is an indicative digital assessment platform only. All scores, reports, recommendations, feasibility results, cost estimates, and other outputs generated through the Platform are preliminary, non-binding, and provided for general informational purposes only. They depend entirely on the accuracy, completeness, and timeliness of the information entered by the user.

Green Building Score does not guarantee any BREEAM certification outcome, final score, investment result, cost level, savings level, property value increase, technical feasibility, legal compliance, or acceptance by any third party.

The Platform does not provide final professional, technical, legal, financial, engineering, or certification advice and does not replace the involvement of qualified professionals where such advice or services are required.

Green Building Score may update, modify, or recalculate the Platform and its methodology at any time, and such changes may affect previously generated or future outputs, scores, dashboards, reports, or other results.

Any use of the Platform and any reliance on its outputs is entirely at the user's own risk.

Terms of Use

1. Who we are

The Platform is operated by Green Building Score ("Green Building Score", "we", "us", or "our").

2. Purpose of the Platform

Green Building Score provides an online platform through which users can perform a do-it-yourself, indicative BREEAM-related feasibility assessment for a building or property. The Platform allows users to input building-related information and receive indicative outputs, including but not limited to preliminary scores, indicative feasibility results, indicative cost estimates, possible improvement measures, and downloadable reports. The Platform is intended as an indicative screening and decision-support tool only. It does not replace a final professional assessment, formal consultancy engagement, certification review, engineering study, or legal advice.

3. Eligibility

You may use the Platform only if you are legally capable of entering into binding agreements, you use the Platform for lawful purposes only, and, where applicable, you are authorised to act on behalf of the company, client, or organisation you represent.

4. Account registration and security

To access certain features, you may be required to create an account. You are responsible for safeguarding your login credentials, restricting access to your account to authorised persons only, and all activity under your account. You must notify Green Building Score immediately of any suspected unauthorised access or misuse. Green Building Score may suspend or restrict access if it reasonably believes that your account is being misused, the Platform is being used unlawfully, payment obligations have not been met, or the security, integrity, or functioning of the Platform may be compromised.

5. User input and cooperation

The Platform relies on information provided by the user. You are solely responsible for all answers, assumptions, uploaded documents, building data, measurements, descriptions, and other information entered into the Platform. You acknowledge that Green Building Score does not independently verify your input, incorrect, incomplete, late, or misleading input may materially affect the Platform's output, and you remain responsible for reviewing all outputs before relying on them. Where Green Building Score requests information, documentation, or clarification needed to operate or support the Platform, you shall provide such information in a timely manner.

6. Indicative nature of the Platform

All outputs generated by the Platform are preliminary, indicative, and non-binding. The Platform does not guarantee certification, final BREEAM scores, acceptance by any third party, project feasibility, final cost levels, or an increase in building or property value. The Platform provides guidance only. Any calculations, scores, recommendations, scenarios, or reports are for orientation and internal evaluation purposes only.

7. Acceptable use

You agree not to use the Platform unlawfully, fraudulently, or misleadingly; enter false or manipulated data; interfere with the operation or security of the Platform; copy, scrape, decompile, reverse engineer, or misuse the Platform; use the Platform to build or support a competing product or service; upload malware, harmful code, or unlawful content; or represent automatically generated outputs as independently certified or professionally verified final assessments.

8. Intellectual property

All intellectual property rights in the Platform and in all related materials, methodologies, scoring logic, formulas, software, documents, reports, layouts, branding, and outputs remain the exclusive property of Green Building Score or its licensors. You may only use the Platform and its outputs for the purpose for which access was granted to you. You may not reproduce, commercialise, resell, distribute to third parties, or make available under your own name or brand, without Green Building Score's prior written consent.

9. Availability and changes

Green Building Score may update, modify, suspend, limit, or discontinue the Platform or any part of it at any time. This includes, without limitation, changes to the Platform's methodology, calculations, assumptions, features, scoring logic, feasibility models, cost estimates, and generated outputs. Such updates may affect previously generated or future scores, reports, feasibility results, dashboard content, account information, or other outputs. The user expressly acknowledges and accepts that Green Building Score is entitled to implement such changes at its sole discretion, and that no compensation, refund, reimbursement, credit, reversal, or termination right shall arise as a result of such changes, except where mandatory law provides otherwise. Delivery dates, timelines, response times, and processing times are indicative only and do not bind Green Building Score.

10. Complaints

Any complaint must be notified in writing within 3 days after the relevant event and must clearly describe the complaint and its grounds. Green Building Score shall have the sole and final discretion to determine whether a complaint is justified and the nature, scope, and form of any response or remedy. If a complaint is deemed valid and timely, Green Building Score may, at its sole discretion, correct the issue.

11. Suspension and termination

Green Building Score may suspend or terminate access immediately if you breach these Terms of Use, fail to pay applicable fees, misuse the Platform, or if your conduct creates technical, legal, or reputational risk.

12. Governing law and jurisdiction

These Terms of Use shall be governed exclusively by Belgian law. Any dispute arising out of or in connection with these Terms of Use shall be submitted exclusively to the competent courts of Limburg, division Hasselt, unless mandatory law provides otherwise.

13. Severability

If any provision of these Terms of Use is found to be invalid, void, or unenforceable, the remaining provisions shall remain in full force and effect.

Terms & Conditions

1. Definitions

Products means any digital or other products provided by Green Building Score, including reports, downloadable files, templates, dashboards, and related materials. Services means all services performed by or on behalf of Green Building Score, whether for consideration or free of charge, including platform access, support, consultancy-related services, guidance, calculations, feasibility tools, and related assistance. Works means any project-based or custom work performed by or on behalf of Green Building Score. Performances means all Products, Services, Works, outputs, reports, and related activities provided by Green Building Score in connection with the agreement.

2. Applicability and exclusion of customer terms

These Terms & Conditions apply to all offers and agreements of Green Building Score, to the exclusion of any terms of the Customer, even if the Customer refers to them in any purchase order, RFQ, or confirmation.

3. Offers and conclusion of agreement

Unless expressly stated otherwise, any quotation issued by Green Building Score remains valid for 30 days. Oral statements are only binding if confirmed in writing by Green Building Score. Green Building Score is not bound by obvious clerical, typographical, or calculation errors. For online purchases, an agreement is concluded when the user places an order and Green Building Score confirms the order, accepts the payment, allocates the purchased credits to the user's account, or otherwise starts providing the relevant service.

4. Platform service and indicative nature

Green Building Score provides a digital platform allowing the Customer to carry out an indicative BREEAM-related feasibility study. All outputs are indicative only. Green Building Score undertakes an obligation of means, not an obligation of result, and does not guarantee certification, score outcomes, third-party acceptance, investment returns, or technical feasibility unless expressly agreed otherwise in writing.

5. Customer obligations

The Customer must provide accurate and complete data, promptly notify Green Building Score of any apparent errors or defects in outputs, cooperate where required, and use the Platform only for the intended purpose.

6. Prices

All prices are exclusive of VAT and other taxes, unless expressly stated otherwise. Unless a fixed price has been agreed in writing, Green Building Score may charge the applicable platform fee, the listed subscription fee, or the usage-based fee. If additional on-site services are agreed, mileage may be charged separately.

7. Credits

The Platform operates on the basis of credits. One (1) credit entitles the user to create and use one (1) project or assessment within the Platform. A credit is deemed used, consumed, and non-reversible as soon as a project is created, opened, or otherwise started within the Platform, as determined solely by Green Building Score.

Credits are non-refundable, non-transferable, non-exchangeable, and have no cash value, except where mandatory law provides otherwise.

First-project refund: If you are not satisfied with your first project report, you are entitled to request a full refund within 30 days of purchase. To request a refund, contact us at [email protected] within that 30-day period. This refund applies only to the 1-project credit and is limited to one refund per account.

Green Building Score reserves the right to suspend, remove, revoke, or refuse credits in the event of non-payment, chargeback, suspected fraud, abuse, misuse, or breach of these Terms. The user agrees not to initiate any unjustified or abusive chargeback without first contacting Green Building Score in good faith.

Unless expressly agreed otherwise in writing, purchased credits do not expire, but remain subject to these Terms and to any suspension or termination of the user's account. Green Building Score may modify or discontinue its credit system at any time without entitling the user to any refund, except where mandatory law provides otherwise.

8. Price revisions and indexation

Green Building Score may revise prices in the event of increases in wages, taxes, levies, software costs, hosting costs, third-party provider charges, or other cost factors. For recurring contracts or long-term subscriptions, Green Building Score may apply annual indexation.

9. Payment terms

All credits must be paid in full at the time of purchase and before they are made available in the user's account. Payment must be made in euro. The user may not suspend payment or set off any claim against Green Building Score. If payment fails, is reversed, or is disputed, Green Building Score may suspend or revoke credits and terminate access to the Platform.

10. Cancellation and suspension by the Customer

If the user cancels a confirmed order after Green Building Score has processed the payment or allocated credits, no refund or compensation shall be due, except where mandatory law provides otherwise. If Green Building Score expressly agrees in writing to the cancellation of a custom service, Green Building Score may charge fixed compensation equal to 30% of the agreed price, with a minimum of EUR 500.

11. Delivery and performance periods

Any delivery date, activation time, report generation time, or performance period is indicative only and shall not bind Green Building Score. If Green Building Score does not receive the information or cooperation required to provide the Platform or perform any related service, Green Building Score shall be entitled to set a new timeline, revise the price, suspend the service, or terminate the agreement without liability.

12. Acceptance and use

Any use of the Platform or of any credit, report, score, output, or related service made available by Green Building Score shall constitute acceptance thereof. The Customer may use such materials only for the purpose for which they were provided and shall not commercialise, resell, sublicense, or distribute them to any third party without Green Building Score's prior written consent.

13. Force majeure and hardship

Green Building Score shall not be liable for any failure, interruption, or delay caused by force majeure or any event beyond its reasonable control, including cyber incidents, third-party hosting failures, internet outages, software outages, payment provider failures, illness, strikes, war, or other events beyond Green Building Score's reasonable control. If a force majeure event lasts more than 6 months, Green Building Score may terminate the agreement without liability, except where mandatory law provides otherwise.

14. Intellectual property rights

All intellectual property rights in and to the Platform and all related materials, software, methodologies, scoring systems, formulas, templates, report formats, dashboards, questionnaires, content, branding, and documentation remain exclusively vested in Green Building Score or its licensors. The Customer acquires no ownership or transferable right in any such intellectual property. The Customer is granted only a limited, non-exclusive, non-transferable, revocable right to use the Platform and its outputs for internal purposes only and in accordance with these Terms.

15. Complaints and limitation period

Any complaint must be notified in writing within 3 days after the relevant event, clearly describing the complaint and its grounds. Green Building Score shall have the sole and final discretion to determine whether a complaint is justified and the form of any remedy. If a complaint is deemed valid and timely, Green Building Score may, at its sole discretion, correct the issue.

16. Confidentiality

The Customer shall maintain strict confidentiality regarding all non-public information relating to Green Building Score, the Platform, its clients, pricing, reports, scoring logic, methodology, and operations. This obligation shall continue after termination of the agreement.

17. Liability

Green Building Score shall only be liable for direct damage to the extent caused by a fault attributable to Green Building Score and only to the extent permitted by applicable law. Green Building Score shall not be liable for damage resulting from incorrect or incomplete information provided by the Customer, misuse of the Platform, reliance on indicative outputs as final conclusions, or any change in outputs resulting from Platform updates. Green Building Score shall in no event be liable for indirect, incidental, consequential, or special damage, including loss of profit, missed savings, reputational damage, or certification failure. In any event, Green Building Score's total aggregate liability shall be limited to the amounts actually paid by the Customer during the 1 month preceding the event giving rise to the claim. Nothing in these Terms shall exclude or limit liability for wilful misconduct or fraud to the extent such exclusion is prohibited by applicable law.

18. Data protection

Green Building Score processes personal data in accordance with applicable data protection law and its Privacy Policy as published on this page. Where Green Building Score acts as a processor, the parties shall enter into any legally required data processing agreement.

19. Applicable law and competent court

These Terms & Conditions shall be governed exclusively by Belgian law. Any dispute arising out of or in connection with these Terms & Conditions shall be submitted exclusively to the competent courts of Limburg, division Hasselt, unless mandatory law provides otherwise.

20. Severability

If one or more provisions are invalid or unenforceable, the remaining provisions remain fully valid.

Privacy Policy

1. Who is responsible for your data

Green Building Score is the data controller for the personal data it processes for its own purposes, such as account management, billing, customer support, website administration, service improvement, platform security, and legal compliance.

If Green Building Score processes personal data on behalf of a business customer and under that customer's documented instructions, Green Building Score may act as a processor. Where required by law, the parties shall enter into an appropriate data processing agreement.

2. What personal data we collect

  • identification data, such as your name and company name;
  • contact data, such as your email address and billing address;
  • account data, such as login credentials, account preferences, and account settings;
  • transaction and billing data, such as payment status, invoices, VAT details, and purchase history;
  • project and building-related data entered into the Platform;
  • support and communication data, including emails, messages, requests, and feedback;
  • technical data, such as IP address, browser type, device information, operating system, log data, and timestamps;
  • uploaded documents, attachments, and any information submitted through questionnaires, forms, or report generation flows.

3. How we collect data

  • directly from you when you create an account, contact us, purchase credits, or otherwise use the Platform;
  • automatically through your use of the website and Platform, including technical logs and session cookies;
  • from your organisation, where you use the Platform on behalf of a company or business customer;
  • from payment providers or integrations used to operate or support the Platform, where applicable.

4. Why we use your data

  • to provide and operate the Platform;
  • to create, manage, and secure user accounts;
  • to process credit purchases, billing, and payments;
  • to generate scores, reports, outputs, and feasibility results;
  • to provide support and respond to requests or complaints;
  • to maintain, improve, monitor, and secure the Platform;
  • to detect misuse, fraud, abuse, and unauthorised access;
  • to comply with contractual, legal, tax, accounting, and regulatory obligations;
  • to communicate with users about the Platform, services, updates, and operational matters.

6. User responsibility for uploaded data

If you upload or submit personal data relating to employees, tenants, contractors, or other third parties, you are responsible for ensuring that such data has been lawfully collected and may lawfully be shared with Green Building Score. You must not upload excessive, irrelevant, or unlawful personal data. Green Building Score does not independently verify that uploaded data has been lawfully obtained.

7. Sharing of personal data

  • Resend — transactional email delivery (United States);
  • Anthropic — AI-assisted analysis of project data entered into the Platform chat feature (United States);
  • Sentry — error monitoring and session replay for platform stability and debugging (United States);
  • hosting and cloud infrastructure providers;
  • IT, software, and support vendors;
  • professional advisers such as lawyers, accountants, auditors, or insurers;
  • public authorities, courts, regulators, or law enforcement where required by law.

Where required, Green Building Score puts appropriate contractual safeguards in place with processors.

8. International data transfers

Green Building Score uses service providers based in the United States, including Stripe, Resend, and Anthropic. Where personal data is transferred outside the European Economic Area, Green Building Score ensures that appropriate safeguards are in place, including adequacy decisions, standard contractual clauses, or other lawful transfer mechanisms.

9. Data retention

  • account data is retained while the account remains active and for a reasonable period thereafter;
  • billing and invoice data may be retained for the period required by law;
  • support data may be retained for operational and legal follow-up;
  • project data, reports, and outputs may be retained for continuity, support, and audit purposes, unless deletion is legally required or specifically requested.

10. Security

Green Building Score takes appropriate technical and organisational measures to protect personal data, including secure account login with hashed passwords, encrypted connections, limited access controls, and vendor safeguards. However, no online platform can be guaranteed to be completely secure.

11. Personal data breaches

In the event of a personal data breach, Green Building Score will act in accordance with applicable data protection law and will notify the competent supervisory authority and, where applicable, affected individuals.

12. Your rights

  • request restriction of processing;
  • object to processing based on legitimate interests;
  • receive your personal data in a portable format where applicable;
  • and withdraw consent at any time where processing is based on consent.

13. Automated processing and indicative outputs

The Platform automatically processes data entered by the user to generate indicative scores, outputs, reports, and cost-related outputs. These outputs are indicative only and should not be treated as final professional, legal, financial, engineering, or certification advice. Green Building Score does not use such automated processing to make legally binding decisions about individuals.

14. Cookies

The Platform uses only technically necessary cookies for functionality, security, and session management. We do not use analytics or advertising cookies. For full details, see the Cookie Policy section on this page.

15. Confidentiality and access control

Green Building Score limits access to personal data to those employees, contractors, advisers, and service providers who need access for legitimate business purposes, subject to confidentiality obligations.

16. Changes to this Privacy Policy

Green Building Score may update this Privacy Policy from time to time. The latest version published on this page will apply from the date of publication.

Green Building Score uses two categories of cookies: technically necessary cookies and optional analytics cookies.

Essential cookies (always active)

Session cookie — When you log in, a secure session cookie (next-auth.session-token) is stored in your browser. This cookie keeps you logged in during your visit. It contains no personal tracking data and is deleted when you log out or close your browser.

Local storage — We use your browser's local storage to temporarily save form data and your cookie preference. This data is stored locally on your device only and is never sent to third parties.

Analytics cookies (only with your consent)

If you click Accept all on the cookie banner, we load Google Analytics to understand how visitors use our platform (e.g. which pages are visited, how long sessions last). Google Analytics uses anonymised IP addresses and does not collect personally identifiable information. You can withdraw your consent at any time by clearing your browser's local storage or cookies. We do not use advertising cookies or any other third-party tracking technologies.
